In Q2 2026, the Bronx recorded $336.1M in investment-sales volume across 108 transactions — a quarter of breadth, not blockbusters, as deal count climbed and average ticket size compressed to ~$3.11M. Volume fell 58.0% against a Q2 2025 carried by a single $195.0M rent regulated portfolio trade, even as the borough traded at a comparable pace.
