The Bronx investment sales market posted a solid August with $113.5 million across 35 transactions covering 50 properties, a 9.8% decrease from July’s $125.8 million. Industrial buildings drew $39.8 million, the most of any asset class, and seven deals were multi-property assemblages or portfolios.
Hunts Point led the way. Jacobs 1260 LLC paid $21.6 million for the 50,000 SF industrial building at 1275 Oak Point Avenue ($432/SF), and on the same day Oak Point Bergson Realty paid $7.8 million for the 22,500 SF building next door at 1260 Oak Point Avenue. PincusCo identified the buyer of 1275 Oak Point as maintenance supplier F&F Supply and the seller as Manhattan Beer & Beverage Distributors, which bought 1260 Oak Point in the other deal: two owner-users trading places.
In Fordham, 101 E Burnside Holdings LLC purchased three adjoining properties at 101 and 109 East Burnside Avenue and 2062 Morris Avenue for $14.0 million. The 24,226 SF of stores, offices and apartments sold for $578/SF.
Multifamily buyers stayed active at value-add pricing. A buyer group tied to 869 58th Street Corp. paid $7.5 million for a three-building, 143-unit portfolio at 2460 Grand Avenue and 636 and 646 East 231st Street, about $52,000 per unit. SH Fordham Bathgate LLC assembled five walk-ups on Bathgate Avenue in Belmont for $5.3 million, and 1820 Tsu LLC paid $4.25 million for the 90,618 SF elevator building at 1820 Loring Place South in Morris Heights.
On the development side, seven sites traded for $18.0 million, about $120 per buildable SF. 3059 Valentine LLC paid $6.65 million for a retail building and adjoining lot at 3059 Valentine Avenue and 234 East 204th Street in Bedford Park, where a 65-unit new building has since been filed. Brady Gardens LLC paid $3.1 million for 800 Brady Avenue, which already carried plans for 99 apartments. Revamp NYC-linked buyers picked up 633 Wales Avenue ($2.4 million) and 3967 Saxon Avenue ($1.55 million), both now filed for 47-unit buildings.
August 2026 Summary: 35 transactions totaling $113.5M across 50 properties and 7 assemblages/portfolios. Multifamily/mixed-use led by count with 16 sales. Industrial led by dollar volume at $39.8M. Average multifamily $/SF: $106, down from $112 in July.
