The Bronx investment sales market posted its strongest month of 2026 in September, with $332.1 million across 26 transactions covering 29 properties — a 189.4% increase from August’s $114.8 million. Office drove the jump: three office sales totaled $256.9 million, 77% of the month’s volume. Excluding the largest deal, volume was $131.2 million, still up 14.4% from August.

Institutional users led the way. The City University of New York paid $200.9 million for 558 Grand Concourse for Hostos Community College, buying from an entity tied to Maddd Equities. In Williamsbridge, Equality Charter School acquired 801 Bartholdi Street from Azimuth Development Group for $54.5 million.

Kingsbridge Heights was the most active neighborhood, tied for the most deals and leading that group by dollar volume. 3871 Sedgwick Ave LLC paid $7.35 million for the 74-unit, 88,056 SF building at 3871 Sedgwick Avenue, about $99,000 per unit and the month’s largest multifamily sale. A two-family at 2759 Kingsbridge Terrace sold for $1.4 million.

Multifamily buyers stayed active. 2055 Creston Ave Holdings LLC paid $5.25 million for the 61-unit building at 2055 Creston Avenue in Fordham, about $86,000 per unit.

Retail traded $28.6 million across eight deals. 2441 Boston Road LLC paid $8.0 million for a three-parcel retail assemblage at 2424 White Plains Road in Allerton, and 5540 Broadway in Kingsbridge sold for $7.0 million.

On the development side, four sites traded for $21.9 million. Morrisania Commons LLC paid $12.35 million for 3565 Third Avenue in Morrisania, about $92 per buildable SF, and 3390 Boston Road in Laconia sold for $4.875 million, about $113 per buildable SF.

Concourse Realty Partners closed another deal this month: David Simone brokered the $1.7 million sale of 1453 Teller Avenue, a development site in Mount Eden, to 1453 Teller LLC, about $101 per buildable SF.
